Obtaining a home loan can be complicated, confusing and intimidating. We bring clarity to this process. When you know the landscape, it’s pretty simple. Really.

To get pre-approved, there are three basic requirements relating to your income, assets and credit, with published guidelines for each. The guidelines in each of these areas are printed in black and white, written in plain english. If there’s a problem, we can identify it immediately, then talk about it to see what needs to happen to overcome any challenges. But if you meet the minimum criteria in all three, you’re going to get pre-approved. We can make recommendations along the way to help you make improvements in order to look even better.

Then we can get to work on helping you to design your ideal mortgage. Let’s talk about your options as it relates to the different loan programs available to you. Let’s look at the lowest interest rate you can get and why sometimes it makes sense to choose a slightly higher interest rate. Let’s see if there’s a possibility of getting your earnest money and inspection costs refunded to you at closing. Let’s work together to come up with the mortgage plan that’s best for you. Refinancing

Your mortgage will likely be your largest debt and therefore should be properly managed. Our firm has tens of thousands of mortgages under management for our clients. The reasons to manage your mortgage are simple: doing so will minimize the amount of interest you pay to your mortgage holder, and put you in a better position to generate wealth. The two most important considerations in managing your mortgage are your interest rate and your home’s equity.

Mortgage interest rates change over time so it naturally makes sense to keep an eye on things over the years to see if there’s an opportunity to get a better one. Let’s look at the cost benefit analysis to determine your breaking even point. Or better yet, let’s explore options for no cost refinancing because if you can refinance and pay no costs of any kind, a lower mortgage rate represents free money to you. We believe free money is a good thing to have.

As your home appreciates in value and your mortgage is paid down, your home’s equity increases. This equity represents an opportunity to manage other financial considerations, as the equity can be harnessed by refinancing. Utilizing your equity in this manner should accomplish other financial goals, but should result in a net benefit to you. Let’s look at the net benefits of a cash out refinance to consolidate debt, do home improvements or acquire other assets and see if it makes sense to you or not.

Real estate investors know there are four primary wealth generators in real estate: cash flow, appreciation, loan pay down, and tax benefits. We know how to speak this language. Real estate properly leveraged with financing can multiply wealth to create a lasting legacy for generations. 

 We work with our real estate investor clients to obtain the real estate financing that takes both their overall portfolio and forward thinking vision into consideration in order to structure the best leverage possible. Fannie Mae & Freddie Mac loans typically offer the best investment loan terms and our wholesale lending partners are really good in this space. If the scenario just can’t fit into those guidelines, our collection of Portfolio and Alt-A wholesale lenders allow for 10+ financed properties, bank statement loans, Debt Coverage Ratio analysis and other creative income approaches.

 If the goal is to leverage existing equity in order to reposition or acquire additional property, whether through cash out refinancing, cross collateralization or a 1031 exchange, we’ll plan a financing strategy to best position capital and maximize cash flow.

Rates were better than my bank

I had been looking for a little while and when I got serious, I looked at what Northwest Funding Group could do for me. They shopped around from their wholesale lenders and came back with a great interest rate. A good friend of mine works for a bank and I sent him the quote they gave me. He said he couldn’t come close and even went to his manager to see what he could do. But the manager said they couldn’t even match it. Northwest Funding Group closed the loan for me at the rate they initially quoted and did everything they said they would do.

Self employed business owner gets cash to expand business

The team at Northwest Funding Group truly went above and beyond for me on the first loan I did with them. They have become one of my best allies over the years and know how to get mortgages done at an expert level.

After the economy turned around, I had an opportunity to expand my business and wanted to take cash out of one of my rental properties. My wife and I had been in business over a decade, weathered the economic downturn but had some up and down years. I had talked to 3 different lenders and banks and had been turned down each time. I took one last shot after having a conversation with Northwest Funding Group.

I didn’t have high hopes but nonetheless provided all of my financials including a few items the other institutions didn’t ask for. After a couple of days, they called to inform me they had secured a pre-approval but it was conditioned upon some additional information. Having already provided them with more than anyone else asked for, and having already been turned down 3 times I was skeptical but agreed to do the extra work. After another week went by they called to tell me they had secured full approval. I asked them how they were able to get the loan done when no one else I talked to could. They said that after forensically going through my financial information line by line they identified some non- cash expenses they could add back into my income, noticed some other discrepancies and contacted my CPA to confirm the correct information and worked with the underwriters to validate the real data. Needless to say, I was ecstatic and extremely grateful. It made a big difference for us and put us in a much better place.

Investor experiences a surge in cash flow and portfolio value

I have been investing in real estate for a long time and I am fortunate to be able to have the investments from my real estate portfolio support the needs of my family. One of my business associates introduced me to Northwest Funding Group after they had assisted him and I agreed to meet as I am always looking to expand the network of real estate and mortgage professionals that I have developed over the years. Financial freedom

From Bankruptcy to homeowner in a year

We made the difficult decision to file bankruptcy and thought for sure it would be 7 more years of renting.

From declined to approved

I’m an army veteran with a big family. When I returned from Iraq I worked hard to repair my credit due mostly from medical bills caring for my disabled son to the best of my abilities. I was using my VA home loan benefit to buy a home for our family and it took 4 months of looking to find the home that accommodated all of our needs. I got pre-approved with a lender but on the day of closing I was told my loan was denied because of my credit. It was devastating.

When I talked to Northwest Funding Group they confirmed my fears and said there was no way to get a loan right now. But they worked with me on what needed to happen to get the credit I needed to use my VA. They told me what I had done wasn’t good enough which was hard to hear but at least I had the truth.

They also worked with my Realtor to tell them the plan and because it was so thorough, I was able to rent the house in order to buy it later. After doing what they told me I needed to do they were able to get me approved for my VA loan with payments lower than I expected. It is absolutely perfect home for us and I’m eternally grateful. Without them I would have never got this house, they are unbelievable.
